Flat with 2 very bright bedrooms, a living room, an equipped kitchen and a small bathroom with shower. It is very sunny, enjoying a double exposure and an unobstructed view of the two facades, with a balcony crossing the facade. It is a very old flat on a 4th floor without a lift and that was built to house the middle class of the early 20th century and only recently started to be rehabilitated so it shows the marks of time.

The space

The main bedroom has a double bed, a large sunny window overlooking a balcony with unobstructed views of the Penha de França Church and the city of Lisbon.

The 2nd bedroom communicates with an antechamber: ideal for children and their parents (room with sofa).

The living room has a sofa, a family dining table and a piano.

The apartment has a shower room, a fully equipped kitchen and an entrance hall.

The apartment, flooded with light all the day is decorated in the respect of the historical style of the building. It is on the 4th and last floor (without elevator) of a family building whose well-kept scalier receives the light of day.

Perfect accommodation for families with children.

The neighbourhood

The flat is located in Penha de França, a traditional non-touristy neighbourhood on Lisbon's historical 7th hill, 5 minutes from Arroios metro station and 10 minutes walk from the famous 28 tram.

Nearby there are many restaurants, supermarkets, Arroios market, cafes, several shops and playgrounds.

Parking is difficult and paid on the street

House rules

Check-in and check-out times

Check-in time is between 17:00 and 22:00 on the start date of your booking unless another time has been agreed with us.

Check-out time is until 11:00 on the last day of your booking unless another time has been agreed with us. Unauthorized late departures will incur additional charges.

On the day of arrival, guests must present their identity documents (passport or identity card) to the owners.

By law, we are obliged to report some personal details of each guest to the Immigration and Borders Service (SEF).

Extra guests

The guest on whose behalf the booking was made must stay in the accommodation as we cannot accept bookings for other people.

Extra people are not allowed beyond the number of people on the reservation.

Airbnb and Booking take this issue so seriously that in the event of a complaint, the booking is canceled and the guest is not entitled to any compensation.

Quiet hours

Quiet hours are from 22:00 to 7:00.

Please keep noise levels to a minimum during this time to ensure a peaceful environment for all guests.

Tobacco and drugs

As a family home, we have a no-smoking policy, so we ask that you do not smoke inside the property

What you do in your personal time is entirely up to you, but when you stay in our home, we have a strict no drugs policy.

Pets

Although animals can be very well-behaved at home, how they will behave in a new space is not a given. And nobody wants to hear a dog barking at 2am or a cat meowing

Unfortunately, the costs of cleaning up after the animal are enormous in order to avoid allergies for the next guests.

And then there's the problem of smell: nobody who has an animal thinks their house smells bad. But anyone who enters the house will smell it immediately. The house would have to be open for 2 or 3 days for the smell to disappear and that's very expensive.

Any violation of this rule will incur an extra cleaning fee.

Parties

For us, the safety and well-being of hosts, guests and the community in general are a priority, so parties and events of any kind are forbidden in the apartment.

Airbnb and Booking take this issue so seriously that in the event of a complaint, the booking is canceled and the guest is not entitled to any compensation.

Garbage and recycling

Please dispose of your garbage in the bin on the day you leave the property. We appreciate your help in separating recyclable materials. The location of the garbage cans can be found in the House Manual.

This small step makes a big difference to the environment and will help us avoid a fine.

Before you leave, wash and put away the dishes and kitchen utensils you have used.

Accidents

Accidents happen. If you damage something, let us know as soon as possible so that we can take care of it.

It is expensive to arrive at the property and discover damage that could lead to your next stay being canceled because there is no time to repair it. In this case, we will request a compensation

Guest access

Guests have access to the entire house with the exception of the storage area.

Interaction with guests

I want my guests to have their privacy, but I also want them to know that I am always available.

However, I will always be available to give you any information you may need in order to make your stay as pleasant as possible.
